Living In A Flipper's Paradise (Mindset)

Dig if you will, a "flipper's paradise." To all our #DealHunters out there I'm sure this sounds like heaven with hearty spreads between your acquisition price and ARV and comically cosmetic rehabs that require little to no work at all. Ah, if life could only be so simple...

In reality, we might actually be living through what some would consider a flipper's paradise even though the actual deals might not be as enticing as the ones we previously concocted. A market that was primed for flippers to succeed would be competitive with a steady but not necessarily abundant number of deals. At the same time, the buyers in the market would be adequately qualified to purchase homes and have access to capital for a timely close. And although we never shy away from competition, we understand that a market with fewer flippers overall would mean more access to deals for the ones still operating and higher returns on investments in the form of generous offers from buyers. If all of those circumstances sound familiar it's because we're going through them right now thanks to COVID-19. Foreclosure moratoriums and market confusion have somewhat limited the supply of deals, uncertainty has forced some flippers out of the market, clearing the way for consistent #DealHunters to reap more benefits, and limited housing inventory combined with lowered interest rates has created high demand and spurred the bidding wars that fatten our returns. In a time like this, does it really make sense to stay on the sidelines dreaming of a career as a real estate investor? Of course not!
